LISTING REFERENCE GUIDE

LINE 1
A =REF#- Use this number to identify a property when calling FORECLOSURE DATA NW. for information
B= COUNTY- Area where property is located

LINE 2
A= PROPERTY ADDRESS- The exact location of the property

LINE 3
A= CITY/ZIP- The city the property is located in 
B= The zip code
C= T G #- The location of the property in the Thomas guide map book (Page & Grid #'s)

LINE 4
A= DEFAULT AMOUNT- This is the amount overdue and generally what must be paid in order to stop the foreclosure, it may include back payments, penalties and late charges needed to bring the loan current In some cases the principal balance may be due in full 
A= AS OF is the amount of default totaled through this date

LINE 5
A= DEED AMOUNT known as PRINCIPAL BALANCE- The balance still owing on the loan to the beneficiary (lender)
B = AS OF: Principal balance as of the last payment made.

LINE 6
A = TAX VALUE / or ASSESSED VALUE- The property value according to the tax assessor Although the tax value is not the market value it does reflect within 10% in most areas.
B = AS OF: The tax year on a given record in the county records.
C = RATE: The rate of interest on the trust Deed (note) that is in foreclosure.

LINE 7
A= PAYMENTS: The amount paid on the loan each month determined by the loan amount, length and interest rate of the loan
B = MIN BID: APPROXIMATE MINIMUM BID- The default amount that caused the foreclosure plus the unpaid principle balance of the loan and any associated fees, fines and interest Call the trustee prior to auction for any updates 

LINE 8
A = LOT SIZE- The acreage or square footage of the lot
B = SQ. FT.: BUILDING SIZE- The size of the physical improvement (house) expressed in square feet

LINE 9
A = BDRM: BEDROOMS- The number of bedrooms in the property
B = BATH: BATHROOMS- The number of bathrooms in the property
C = BSMT: BASEMENT- if the property has a basement, the size, sq. ft., If finished or unfinished in misc.

LINE 10
A = YEAR BUILT- The year the house or structure was built
B = RECORDED DATE- this is the date that the NOTICE OF DEFAULT was recorded at the county records office

LINE 11
A = AUCTION DATE: The date the property is scheduled to be sold to the highest bidder.
B = TIME: The time of sale, when the auction takes place.

LINE 12
A = OWNER- this is the name of the legal owner of the property according to the beneficiary when the deed of trust originated

LINE 13
A = BENEFICIARY- this is the lender, the person for whose benefit the trust is created, also called the mortgagee

LINE 14
A = TRUSTEE- The attorney appointed by the beneficiary/lender to represent their interest in handling the foreclosure.

LINE 15
A = Trustee PHONE #- The trustee can offer information regarding the status of the property and the approximate minimum bid, postponements, and some have title reports available for a small fee.

LINE 16
A = TS#- Use this reference number when calling Trustee's to identifing the property they are representing

LINE 17
A = ASSESSORS #: TAX ROLE #- This is the reference number for the property as assigned by the county for tax purposes

LINE 18
A = PURCHASE DATE: The date the trust deed was recorded or loan was taken out to purchase or refinance.
B = ORIGINAL DEED BOOK AND PAGE #- This is where the original deed is recorded with the county reorders office.

LINES 19, 20,21, 22
This is the area that expanded information goes into. Example, if the property is sold at a location other than the county courthouse, Sq. ft of basements, other trust deeds stated on the NOD document, Any information deemed important regarding that properties Trust Deed, owners mailing address or phone #, or land use in larger tracts etc.
